Hire a renovation interior designer before you order finishes or remove fittings, especially if you do not yet know what is behind the walls.
1. Document the existing space
Walk the property with the designer. Photograph cracked finishes, damp, uneven floors, old wiring, plumbing issues and items you want to keep. Ask which findings need a qualified contractor or specialist to inspect. Agree what the designer will measure, draw and review on site, and how the team will price hidden conditions and approve changes before work proceeds.
2. Define the design scope
Ask whether the designer will provide layouts, finish schedules, joinery details, purchasing support or site visits. Identify decisions that require coordination with an architect, engineer or other appropriately qualified professional. The designer’s scope and other appointments should be written down.
3. Check approvals before scheduling
Get landlord or building-manager approval before demolition, noisy work or deliveries. Record who will apply, which written approvals are required and when you need them.
4. Compare the whole project cost
Separate design fees, surveys, construction, materials, furniture, deliveries and temporary accommodation or business disruption if relevant. Allow for uncertainty and agree how unexpected conditions will be investigated and priced.
5. Plan handover
Ask how incomplete items, warranties, product information and defects will be recorded. If the work is phased, keep an updated plan so earlier decisions support later stages.
